The big ones. On a full renovation or an accessory dwelling unit, sequencing and trade coordination decide whether the budget holds. That’s exactly where a team with real relationships pays for itself.

When the house is right but the square footage isn’t. Bump-outs, full additions, garage conversions and second stories, engineered, permitted and tied into the existing structure so the finished house reads as one building, not two.
Service 03
The kitchen is where the house actually lives. We rebuild it around how you cook, host and move through the room, not around whatever the last contractor left behind.
Service 04
Bathrooms are small rooms with no margin for error. Water gets in wherever you cut a corner, so we don’t cut them. Waterproofing, slope and substrate come before anything you can see.
Service 05
You already own the square footage. Finishing it is usually the cheapest way in the Puget Sound to add real living space, or real rental income.
Service 06
Not every call should turn into a job. If the numbers don’t work, or the project should be phased, or another bid you’re holding is actually a good deal, we’ll tell you.

Our design partner walks the project with you, creates a design for your taste, and selects every material to match. You approve a design; you don’t spend evenings in showrooms.
