Your clients’ contractor, on your timeline

Our trade leads have twenty-plus years each in the business. We know what moves a listing, what an inspection report actually costs to fix, and that a closing date is not a suggestion. Send us the address and we’ll take it from there.

Three ways we help

Before the listing, during the deal, after the keys

Pre-listing prep

The renovation that moves a listing from “needs work” to “move-in ready” and pays back at the offer table: the kitchen, the baths, the floors, the exterior. Not touch-ups. The work that changes the price.

  • Our designer picks the finishes: resale-smart, photo-ready, one look
  • Scoped for return, not for scope’s sake
  • Fast, clean, photo-ready on the date you set
  • We’ll tell you what to skip

Inspection repair bids

When the report comes back with real work (roof, electrical, plumbing, structural, drainage) you get one contractor and one written, line-item bid your clients can act on and you can attach to a repair addendum. No deal stalls while everyone guesses.

  • Every item priced separately, so you can negotiate line by line
  • Honest about what’s urgent and what isn’t
  • Scoped as one package, not a list of handymen

Post-close renovations

Your buyers loved the house but not the kitchen. Hand them to a contractor you trust, and they remember who made the introduction.

  • Walkthrough during the inspection period if they want numbers early
  • Our instant estimator for a range before they commit
  • A designer included, so your buyers don’t pick tile alone
  • One point of contact from keys to finish

Why agents keep our number

Renovations built to go on the market

Every home in our portfolio was renovated for sale and photographed for a listing. We know which upgrades a buyer pays for and which they never notice, and we know what a missed closing costs.

  • We speak listing. Return on the dollar, days on market, what shows in photos.
  • We respect the calendar. Photography date, inspection deadline, closing: we schedule backward from them.
  • We don’t scare your client. Honest about what matters, calm about what doesn’t. Nobody needs a contractor sighing at a house they’re about to buy.
  • Paperwork you can use. Line-item bids, proof of insurance and our L&I registration, on request, the same day.
  • Finished means photographed. Clean site, punch list done, ready for the shoot.

How it works

Send it, we scope it, you keep selling

01

Send us the property

Address, what you need (listing prep, inspection items, or a buyer’s wish list), the date that matters, and the inspection report or photos if you have them. Text is fine.

02

We walk it and write it up

A written, line-item scope with pricing, itemized so your clients can say yes to some of it and no to the rest, and so you can attach it to an addendum if that’s what the deal needs.

03

We schedule backward from your date

Photography, inspection deadline, or closing: tell us the day it has to be done and we build the schedule from there. Lockbox access is fine; vacant houses are easy.

04

Done, clean, and photo-ready

You get a text when it’s finished, a clean site, and completion photos for your file. Your client gets a contractor they’ll call again, and they remember you sent us.
