Remodeling in Seattle

Seattle houses are old, beautiful and full of surprises. We remodel them for a living, and we price them like people who have opened those walls before.

Local knowledge

What we expect to find in a Seattle home

Most of the city’s single-family stock was built between 1900 and 1960 — Craftsman bungalows, Tudors, and post-war ramblers. That means charm, and it also means knob-and-tube wiring, ungrounded circuits, galvanized supply lines, no insulation in the walls, and the occasional layer of asbestos-containing flooring. None of it is a crisis. All of it costs money if it turns up mid-project and nobody planned for it.

Seattle’s permitting and inspection requirements are stricter than most of the surrounding jurisdictions, and design review or structural review can add weeks. We build that into the schedule at the estimate stage instead of discovering it later.

What we do here

Projects we take on in Seattle

Bungalow kitchens

Small footprints, load-bearing walls in awkward places, and almost always a plumbing question. Opening one up is doable — it just needs to be engineered and priced honestly.

Basement conversions

Seattle basements are the cheapest square footage in the city, if the ceiling height and egress work. That’s the first thing we measure.

DADUs in the back yard

Seattle has been steadily loosening ADU rules, and back-yard units are now one of the most common projects we’re asked about.

Questions

Working with us in Seattle

Do you charge for the first visit?

No. The consultation and walkthrough are free anywhere in our service area, with no obligation to move forward.

How fast can you start?

It depends on the size of the project and what’s already on the calendar. We’ll give you an honest start window at the walkthrough rather than telling you what you want to hear.

Do you handle the permits?

Yes. We identify what King County and your city require for your specific scope, pull what’s needed, and schedule inspections around the build.

What will my project cost?

Start with the instant estimator for a realistic range, then we turn that into a written line-item estimate after seeing the space.
