Local knowledge
Most of the city’s single-family stock was built between 1900 and 1960 — Craftsman bungalows, Tudors, and post-war ramblers. That means charm, and it also means knob-and-tube wiring, ungrounded circuits, galvanized supply lines, no insulation in the walls, and the occasional layer of asbestos-containing flooring. None of it is a crisis. All of it costs money if it turns up mid-project and nobody planned for it.
Seattle’s permitting and inspection requirements are stricter than most of the surrounding jurisdictions, and design review or structural review can add weeks. We build that into the schedule at the estimate stage instead of discovering it later.
